I wasn't going to write about this case nor was it it on my radar but since Beorn Zepp decided to snark on 3/17 early morning before 8:30 during a tense, crowded second floor while I was waiting for Courtroom 4 to open for the Hoopa three co-defendant murder case and simultaneously covering other cases; I will post on what is an example of poor filings and who not to hire as a part of my free public service.
I had to drink an extra cup of coffee to scroll through the documents in this case and try not to fall asleep. Beorn, my readers which include other parts of California and the nation are used to me covering quality legal cases and highlighting excellent lawyers.
The lawsuit 164 Buck LLC vs XF Land Management was filed on 8/21/2025. On February 13, there was a case management conference. Default judgement has been entered according to 164 Buck LLC's attorney from Florida, Mr. Kenneth Chase. The complaint filed by 164 is for breach of contract, unfair business practices and unjust enrichment.
Today, a court trial as well as an ex-parte hearing on a motion by plaintiff attorney for prove-up for damages was scheduled. Humboldt Superior Court Presiding Judge Kelly Neel who has been in Courtroom 4 while Humboldt Assistant Presiding Judge Timothy Canning is busy with a lengthy civil trial continued today's. It was difficult to hear the date in the noisy courtroon of attorneys and drama filled parties who cannot seem to stay quiet if they are not in front of the court but there is a hearing on 3/30 on a motion to set aside and vacate filed by Zepp for XF Land Management. Since Beorn is specially appearing, I don't know who else is representing XF Land Management because e court does not have that information. There was another man with Beorn's law paryner, Tracy Rain dressed in a suit that Beorn mentioned me too with a box of legal files who I have not seen in Humboldt before. Generally, in Humboldt, suit = attorney.
I did hear Judge Neel say one motion would be heard before the other. I will check today's court minutes when they are available.

Google Xotic Flavorz and you can find Cody King mentioned along with Trevor Bohn. This is a Facebook post from 2023 from HCSO. That year is relevant to the lawsuit.
First District Supervisor Rex Bohn and Cody King should send Beorn a fruit basket. I would have never looked at this case.
